Serving Gold Coast, IL · Free in-home estimates · Licensed & insured · 5-star reviewed
The Gold Coast is one of the oldest and most architecturally rich neighborhoods in Chicago. The blocks between Division and North Avenue are packed with vintage co-op buildings, classic high-rises from the 1920s and 1960s, brownstones converted to condos, and ultra-luxury new construction along East Lake Shore Drive. Renovating a Gold Coast condo means honoring the building's history while bringing the unit's interior up to modern living standards.
Our crews have worked in many of the major Gold Coast buildings, including the vintage co-ops where renovations require board approval, the mid-century towers along North State Parkway, and the new luxury developments around Astor Street. We know the renovation rules in each, the contractor approval process, the freight elevator scheduling, and the after-hours noise restrictions.
Gold Coast renovations almost always begin with a building review. Vintage co-op boards in particular can be strict — they may require interior designer involvement, full architectural plans stamped by an Illinois-licensed architect, structural engineering letters for any wall removal, and proof of insurance well beyond the standard certificate. We help you assemble the entire submission and shepherd it through the board's review process.
What our Gold Coast condo renovations typically include:
We treat every Gold Coast renovation as a long-term partnership. The buildings have stood for decades and the work we do should last just as long. That means proper waterproofing in every wet zone, real wood and stone where it shows, and finishes that won't look dated in five years.
Most full Gold Coast condo renovations run twelve to sixteen weeks from demo to final walk-through, including building inspections at every stage. Single-room remodels — just a kitchen or just a bathroom — typically run seven to nine weeks. Vintage co-op approvals can add four to eight weeks before work begins, so we recommend starting the application process as early as possible.
Pricing in the Gold Coast varies more than almost anywhere else in Chicago. A bathroom refresh in a smaller condo can run $35,000 to $60,000. A full kitchen with high-end cabinetry, integrated appliances, and stone counters typically runs $80,000 to $200,000. Full unit renovations of the larger co-ops often run $300,000 to $1M+ for top-end work with custom millwork and premium materials.
If you own a Gold Coast condo or co-op and you are thinking about a renovation, we would love to come walk through the unit with you. There is no pressure and no sales pitch — just an honest conversation about what is possible, what your building will allow, and what a realistic timeline and budget look like.
Recently Completed
Last winter we completed a full kitchen and primary bathroom renovation in a 1920s vintage co-op on East Lake Shore Drive. The owners wanted to modernize the unit without losing the original architectural character that drew them to the building in the first place.
In the kitchen we removed a wall separating the original servant's pantry to expand the working footprint, installed inset white-oak cabinetry with brass hardware that nods to the building's era, ran honed Calacatta marble counters with a full-height slab backsplash, and added a panel-ready Sub-Zero refrigerator and a 36-inch Wolf range. The original plaster ceiling and crown molding were repaired and re-painted.
The primary bathroom was taken to the studs and rebuilt with a curbless walk-in shower, a freestanding cast-iron tub, a custom double vanity in rift-cut oak, and heated marble floor tile. The full project took fourteen weeks including co-op board review and city permits. The owners told us it feels like the home was always meant to be this way.
