This usually means removing a non-load-bearing wall — or, more often than not, a wall that turns out to be load-bearing once we open it up, requiring a steel beam or LVL header to support the ceiling joists. We handle the structural engineering and city permits as part of the project. The second category is replacing dated cabinetry, counters, and appliances within the existing footprint. The third is a complete gut renovation of a kitchen that hasn't been touched in decades, with new layout, new plumbing, new electrical, and a full appliance package.
