River North has changed more in the last fifteen years than almost any other neighborhood in Chicago. The blocks west of State Street are full of converted lofts, mid-rise condos, and brand-new luxury high-rises. Each building has its own bathroom layout quirks, its own HOA renovation rules, and its own freight elevator process. Working in River North means knowing how to navigate all of it.
Our crews have worked in many River North buildings, from the converted Marshall Field warehouse buildings on Hubbard to the newer towers along Wells and Erie. We understand the difference between a loft conversion bathroom — typically tight on space, with exposed-brick walls and concrete ceilings — and a modern high-rise bathroom with standard 9-foot ceilings and dropped-soffit plumbing.
Most River North bathrooms we remodel fall into one of three categories. The first is the loft bathroom — small footprint, exposed structural elements, often with a tub-shower combo wedged into a corner. These rooms benefit hugely from converting the tub-shower to a frameless walk-in shower and using large-format porcelain to make the space feel larger. The second is the standard high-rise condo bathroom — usually a guest bath that's functional but dated, in need of new tile, vanity, fixtures, and lighting. The third is the primary bathroom in a luxury condo, which often gets a full spa-style rebuild with curbless showers, freestanding tubs, and double vanities.
What our River North bathroom remodels typically include:
Logistics in a River North building are different from a single-family home. Every load of demo material has to leave through the freight elevator on a scheduled window. Every cabinet, tile, and fixture delivery has to be coordinated with the building manager. We handle all of that so you are not caught between your contractor and your building.
We pull every required permit through the City of Chicago and submit the renovation application package to your HOA before work begins. Most full River North bathroom renovations take five to seven weeks once HOA approval and materials are in place. Smaller refreshes — new tile, fixtures, vanity — can be done in three to four weeks.
Pricing for a River North bathroom remodel typically runs $25,000 to $45,000 for a refresh and $45,000 to $90,000 for a full gut renovation with custom tile, premium fixtures, and a curbless shower. Every estimate is line-item written with material allowances and a real timeline.
If you own a River North loft or condo and you are thinking about a bathroom renovation, we would love to come walk through the space with you. There is no pressure — just an honest conversation about what is possible in your building, what your HOA will allow, and what a realistic budget and timeline look like.
Recently Completed
We recently completed a primary bathroom renovation in a converted loft building on West Hubbard. The original bathroom had been built into a corner of the unit during the 2005 conversion, with a tub-shower combo, exposed-brick on one wall, and concrete on the ceiling.
We removed the tub-shower combo and replaced it with a 60-inch curbless walk-in shower with a linear drain and frameless glass. The shower walls are large-format porcelain with a concrete look that complements the original loft aesthetic. We built a custom 48-inch floating vanity in blackened steel with a quartz top, kept the exposed-brick wall as a feature, and added integrated LED lighting under the vanity and around the mirror.
The full project took six weeks including HOA approval, freight elevator coordination, and city inspections. The owners told us the new bathroom now feels like an extension of the loft instead of an afterthought.

Pricing is project-specific, but a working range for River North runs roughly $18,000 to $65,000. The biggest drivers are layout changes, material selections, and whether mechanical systems need updating.
For a bathroom remodel, we usually suggest reaching out at least two to three months before your target start date. That gives us time for design, selections, and permitting before construction begins (which itself runs 3–8 weeks).
